Association Meetings
Homeowners are encouraged to attend meetings. Meetings are for all residents who live at Spring Valley Estates - Phase III. Please be reminded that meeting locations do change, so please check the website frequently or email the board for current information. Board meetings are held on the last Tuesday of every month. The meetings are announced a few days before the meeting date and at least 48 hours prior as required by Florida Statutes. Signs are posted at each entrance to the gated community and at the entrance at 15th Street and 163rd. Since the pandemic, meetings have been held virtually through Zoom, however, this can change in the future - so please check with the board or the property manager. You are also welcome to email the board at sveboard@springvalleyestates.net. If the meeting is being held virtually you must contact the property manager so they can be sent an invite to attend the meeting. Association meetings are conducted as required by Florida statutes and the purpose of such meetings is so its board members can tend to the business of the community, address homeowner concerns, approve/Disapprove expenditures, etc.
If a homeowner attends a meeting to address concerns, they are usually afforded the opportunity to be heard first. We do this for the convenience of the homeowner so their issue can be quickly addressed. Once the homeowners have addressed their concerns/issues, the board then continues to conduct the normal business at hand. Homeowners are welcome to stay for the remainder of the meeting. At Special Meetings, homeowners, by statute are afforded 3 minutes to speak. If you are unable to attend the meeting, you can contact the property manager and provide them with an agenda item. You can submit your concerns through this website. Please know that if it's an issue that requires more questions of you, your concern may be tabled until you can attend the meeting. You can review the meeting minutes to obtain information regarding your concerns/issues, if they were addressed, as well as other board business.

Residents: This website that has been up for over ten years and is no longer being updated. In December, the State enacted a law that required communities to have a website with certain requirements. This website was in full compliance and the yearly cost to the association was approximately $200 per year. As part of the new property management contract, a website addendum was added at a cost of $1800 yearly. There was some discussion, and the website question was tabled and has not been discussed since because of consistently unable to meet quorum.
