The HOA is a group of community residents that enforces the rules and regulations that fellow residents must follow. The HOA is responsible for the upkeep and maintenance of common areas (amenities that are accessible to all residents in the community). They can repair damages and upgrade systems for safety reasons and aesthetics. Repairs to common areas will usually fall to the HOA who will usually get estimates to make necessary repairs. Your HOA is also responsible for mantaining the financial records which usually falls under the board treasurer. Your HOA is also responsible for keeping walkways, sidewalks, and entrances clear of debris, and they generally keep up with the landscaping around communal areas. Additionally the board ensures compliance with governing documents and conduct the financial business of the association. Residents: This website that has been up for over ten years and is no longer being updated. In December, the State enacted a law that required communities to have a website with certain requirements. This website was in full compliance and the yearly cost to the association was approximately $200 per year. As part of the new property management contract, a website addendum was added at a cost of $1800 yearly. There was some discussion, and the website question was tabled and has not been discussed since because of consistently unable to meet quorum.
